Walk around the exterior perimeter (single family homes) to check driveway/walkways, gates, walls/windows, doors, other buildings/structures, pool/spa condition, screens, landscaping, signs of vandalism or pests, etc. For condos, will check for any issues that may need to be reported to the association by the client.
Check for mail and store in home according to Client instructions.
Take packages, newspapers, and flyers into the property.
Check for unusual sounds/odors.
Check that AC system is cooling properly; document current conditions.
Check humidity level in the home and document for inspection report.
Reset any thermostat/humidistat settings as needed.
Check water heater for leaks or corrosion; verify that recirculation pump is off.
Check electrical panel for tripped breakers; reset tripped breakers and check that that the corresponding area has electricity.
Ensure that electric water heater breaker is off.
Reset tripped breakers and check that the corresponding area has electricity.
Check for signs of water leaks/damage, mold or mildew throughout the residence.
Hand check that all windows are closed/locked, and check for any signs of damage.
Check ceilings, walls, and floors for abnormal conditions
Check that refrigerator/freezer is cooling properly; check that ice bin is empty.
Run all faucets and sink disposals; check for any leaks.
Run showers and scrub/flush toilets.
Ensure main water valve is turned off after inspection; document for inspection report.
Review, sign, and email the inspection report to the client.
Report any issues/abnormalities to client immediately.
